2014 has been a mixed bag for the Albuquerque market.  The latest numbers show a 11.99% decrease in sold detached single family homes in Albuquerque for July 2014 as compared to the same month in 2013.  Rio Rancho has shown a decrease in the same period of 19.66%   Rio Rancho is still in much need of improvement and continues to work through a large number of short sales and foreclosures.  The overall Albuquerque area market including Bernalillo, Sandoval and Valencia Counties is down a combined 12.35% in closed sales.  Pending sales are down 1.10%.  Jobs, or the lack there of are the story in Albuquerque.  We still have many jobs with the areas largest area employers like Kirtland Air Force Base, Sandia National Laboratories, Intel, supplying many of the local jobs.  The most desirable areas  like the Northeast Heights, Sandia Heights, Albuquerque AcresFoothills and the Tanoan Country Club  are still doing very well.  In price ranges that are the most competitive like the under $200k range homes are selling very quickly and often times with multiple offers.  Less desirable areas and higher price points are considerably slower.    The website is the perfect tool to keep you ahead of other buyers looking for the same types of homes.  By saving searches you will be notified as soon as a new home is listed that fits that criteria.  In addition we suggest that you pre-qualify with a Mortgage Lender so that you are comfortable with what your monthly payment will be and know exactly what price of home you should be looking for to have a payment you are comfortable with.  If you need a recommendation on a quality Mortgage Lender we would be happy to recommend a lender we work with all the time and know will treat you right.  Interest rates will not remain this low forever and it is a great time to buy a new home.  Please let us know how we can help you best to accomplish your goals.

A Special Note on Short Sales

Short Sale For Sale SignThere is a lot of confusion about short sales for most people nowadays.  What is a short sale?  Is it good to buy a short sale or should I avoid them altogether?  Short sales occur when an owner finds themselves in a distressed situation and unable to afford the mortgage on their house.  In addition the owner owes more for the house than they can sell the property for in the current market.  The sellers then attempt to sell the house for less than is owed on the mortgage.  The bank then has to approve the sale since they will be taking a "short" payoff on what they are owed.  Due to the complexity of these transactions and the numerous parties needed for approval, short sales can be difficult.  With the right property and professionals involved to facilitate the deal short sales can be a great option and can potentially be a very good deal for a buyer.  On the other hand, if the people involved are not experienced in short sales and dealing with banks, short sales can be time consuming, frustrating, and many times are not able to close at all.  This is where much of the bad sentiment comes from regarding short sales since people get frustrated with the process and the lack of results.  The local MLS does not display to  consumers whether a property is a short sale or not so it is difficult to know what situation you are dealing with when looking through homes on the internet.  If you are considering purchasing a short sale, have questions about short sales or the process, or want to know whether a particular home is a short sale or not please feel free to contact us anytime and we would be glad to help.  We hold the national certifications of Certified Distressed Property Expert (CDPE) and Short Sale Foreclosure Resource (SFR) and have a proven history of sucessfully representing Buyers purchasing short sales and assisting Sellers with successfully completing short sales.
