2014 has been a mixed bag for the Albuquerque market. The latest numbers show a 11.99% decrease in sold detached single family homes in Albuquerque for July 2014 as compared to the same month in 2013. Rio Rancho has shown a decrease in the same period of 19.66% Rio Rancho is still in much need of improvement and continues to work through a large number of short sales and foreclosures. The overall Albuquerque area market including Bernalillo, Sandoval and Valencia Counties is down a combined 12.35% in closed sales. Pending sales are down 1.10%. Jobs, or the lack there of are the story in Albuquerque. We still have many jobs with the areas largest area employers like Kirtland Air Force Base, Sandia National Laboratories, Intel, supplying many of the local jobs. The most desirable areas like the Northeast Heights, Sandia Heights, Albuquerque Acres, Foothills and the Tanoan Country Club are still doing very well. In price ranges that are the most competitive like the under $200k range homes are selling very quickly and often times with multiple offers.
